This Privacy Policy explains how Investor Success Group, LLC, doing business as D&N Investment Group ("D&N," "we," "us," or "our") collects, uses, shares, and protects information when you visit dndealengine.com, submit a property to us, sign up for our cash buyers list, or otherwise communicate with us by phone, text, or email (collectively, the "Services"). By using the Services, you agree to the practices described here.

1. Information We Collect

We collect information you provide directly to us, including:

• Property seller information: your name, phone number, email address, relationship to the property, the property address and details (type, condition, size, acreage, etc.), asking price, reason for selling, and timeline, submitted through our property forms.
• Cash buyer information: your name or company name, phone number, email address, markets and property types you buy in, price range, and any notes you provide, submitted through our buyers list sign-up.
• Communications: the content of calls, text messages, and emails you exchange with us or with our AI calling and texting assistants, including call recordings and transcripts.

We also automatically collect limited technical information when you visit our website, such as your IP address, browser type, device information, and the pages you visit, through standard web server logs and any analytics tools we use.

2. How We Use Your Information

• To evaluate a property you submit and prepare a cash offer;
• To contact you by phone, text, or email about your submission, including through our AI calling and texting assistants;
• To match your buying criteria against properties we acquire, if you've joined our buyers list, and to send you deal alerts if you've opted in;
• To prepare purchase agreements, assignment agreements, and related transaction documents;
• To maintain our internal records, respond to inquiries, and improve our Services; and
• To comply with legal obligations and enforce our agreements.

3. Calls and Text Messages, Including Automated and AI-Assisted Communications

When you submit your phone number to us — whether through our property form, our buyers list sign-up, or by calling or texting us directly — you agree that D&N and its service providers may contact you by phone call or text message, including through automated systems, autodialed or prerecorded calls, artificial or AI-generated voices, and automated text messages, for the purposes described in this Policy. Some calls may be placed or answered by an AI voice assistant; when that is the case, the assistant identifies itself as an AI assistant at the start of the call. Calls may be recorded for quality, training, and record-keeping purposes.

Consent is not a condition of any purchase or service. Message and data rates may apply. Message frequency varies. You may opt out of text messages at any time by replying STOP to any message, or opt out of calls at any time by telling us during a call or by contacting us using the information in Section 9 below. Reply HELP to any text for assistance. Carriers are not liable for delayed or undelivered messages.

Mobile information is never shared. No mobile information, including phone numbers and text message opt-in data, will be shared with third parties or affiliates for marketing or promotional purposes. Information is shared only with the service providers that help us deliver messages, as described below.

4. How We Share Information

We do not sell your personal information. We share information with service providers who help us operate the Services, under obligations to protect it, including:

• Supabase (database hosting) and Vercel (website hosting);
• Vapi and its underlying speech and AI providers (OpenAI, ElevenLabs, Deepgram), which power our AI phone calling assistants;
• Twilio, for text messaging and telephone service;
• BatchData, for property records, comparable sales data, and skip-tracing when we research potential properties;
• Resend, for transactional email delivery; and
• Meta/Facebook, if you contact us through Facebook Messenger.

We may also share information with cash buyers on our buyers list about a specific property (such as the address, price, and basic details) when you submit a property for us to purchase and we disposition the deal — we do not share your personal contact information with buyers without your knowledge. We may disclose information if required by law, subpoena, or legal process, or to protect the rights, property, or safety of D&N, our users, or others.

5. Your Choices

• Text messages: reply STOP to any text to opt out at any time.
• Calls: tell us during a call, or contact us using the information below, to stop receiving calls, including AI-assisted calls.
• Email: use the unsubscribe link in any marketing email, or contact us directly.
• Access or deletion: you may contact us to request a copy of the information we hold about you or to request that we delete it, subject to legal record-keeping requirements (for example, records related to a signed purchase agreement).

6. Data Retention and Security

We retain information for as long as reasonably necessary for the purposes described in this Policy, including to service an ongoing transaction, comply with legal obligations, and resolve disputes. We use commercially reasonable administrative and technical safeguards to protect information, but no method of transmission or storage is completely secure, and we cannot guarantee absolute security.

7. Children's Privacy

Our Services are directed to adults and are not intended for anyone under 18. We do not knowingly collect personal information from children.

8. California Residents

If you are a California resident, you may have additional rights under California law, including the right to know what personal information we've collected about you, the right to request deletion of that information, and the right to opt out of the "sale" or "sharing" of personal information — which we do not engage in. You may exercise these rights by contacting us using the information in Section 9.
